For HMO landlords

Repair tracking for HMO landlords

An HMO means many tenants, one building and a steady stream of small faults. FixDocket gives each room or flat its own report link and keeps every repair, with its photos and cost, in a record you can produce when someone asks what was reported and what you did about it.

Why a record matters in a shared house

When a repair is argued about, the date and the photos settle it.

Proof of when it was reported

Every report is timestamped and photographed by the tenant, so the date is not a matter of memory.

Proof of what you did

Each response, assignment, contractor visit and approval is added to the job's history, and none of it can be silently edited later.

Nothing lives in a group chat

Tenants use a link or QR code and your contractors use a secure job link, so the repair is in one place, not scattered across messages.

One page per repair

Download the complete history as a PDF for an inspection, an insurer, a deposit dispute or a letting agent taking over the house.

The whole house at a glance

Each property has a dashboard of open, stalled and closed work, and the job list downloads as a CSV for your own records.

No accounts to manage

Tenants and contractors never create an account or remember a password, so there is nothing to set up when someone moves in or a tradesperson changes.

A unit per room, plus the shared areas

A unit is whatever you need a repair record for. Add each room as a unit, and add the kitchen, the bathroom or the hallway as units of their own, so a shared-area repair has a history of its own and is not filed under whichever tenant happened to report it. Put a code in the kitchen and anyone in the house can report from where they are standing.

If an inspector asks

If your council, an insurer or an inspector asks what was reported and what you did about it, download the history of the repair as one PDF: the report, the timeline, the photos, the invoice and who approved it. FixDocket keeps the record; what a particular licence or inspection requires is a question for you and your adviser.

Priced for a small portfolio

Your first repairs are free, with no card needed, and one plan covers every property and every flat you add. See pricing, how tenant reporting works, and the repair audit trail. Why a record per room and shared area keeps the history straight is covered in one record per flat. If you also manage for other landlords, the letting agents page may fit better.

Frequently asked questions

Can each room in a house report separately?

Yes. Each flat or room can have its own report link and QR code, so every report arrives attached to the right place.

Do my tenants need to install an app?

No. They scan a code or open a link in their phone's browser, describe the fault and add photos. There is no account and no password.

Can I show an inspector or insurer what happened on a repair?

Yes. Download the complete history as one PDF with the report, timeline, photos, invoice and sign-off.

What about tenants who move in and out often?

There are no tenant accounts to create or close. The room's link or QR code stays on the door, and a new tenant simply uses it. If you want a fresh code, print a new sheet and the old one stops working.

What does it cost?

Your first repairs are free, then one monthly price covers every property you add. The pricing page has the current figure.
