A Fixflo alternative for independent letting agents
If you manage somewhere between 60 and 400 units and want repairs on one record without a heavy rollout, FixDocket is built for that. This page sets what Fixflo says on its own site beside what FixDocket does, and says where Fixflo is the stronger product.
Disclosure: this page is written by FixDocket, so it is not neutral. The Fixflo column is taken from Fixflo's own website and help centre, as read on 11 October 2026, and each row links to the page it came from. Their product and prices change, so check their site for the current position, and ask them anything we could not find.
Who FixDocket is for
Independent lettings and block-management firms who want one place for every repair, from the tenant's first report to a named sign-off, and who would rather not onboard every contractor and landlord onto an account. The product is built around the record: a timestamped, photographed, per-flat history of who reported what, when it was answered, what it cost and who approved it.
Side by side
What Fixflo's site says, as at 11 October 2026, next to what FixDocket does today. Where we could not find something we say so, which is not the same as saying they do not have it.
| What to check | What Fixflo's site says | FixDocket today |
|---|---|---|
| Who it is for | Sells to lettings, block management, build-to-rent, commercial and social housing, among others. The lettings pricing page sets a minimum of 50 properties. Source, pricing | Independent lettings and block-management firms, roughly 60 to 400 units. A smaller firm can start on one building. |
| Price | "Price on request" for the tiers, with a £75 monthly software fee and the contractor marketplace from £0.30 per unit per month, excluding VAT. We could not find tier prices, a contract length or a notice period. Source | £49 a month for the whole team and every building, on the pricing page. The first 10 repairs are free. |
| Tenants | Report through an agency-branded web page, with photos and in many languages. The help article describes no login step. Source | A QR code on the flat, or a link your team sends. No account, no app. |
| Contractors | Quote requests are emailed, and the link opens the issue without a password. Marking a job complete is described as done by logging in to a Fixflo account or using the Contractor App, where an invoice can be created or uploaded. We did not find completion from a link alone; ask Fixflo whether a contractor can do that. Quotes, completing a job (November 2023), the app (October 2025) | A secure link per job that expires after 30 days. No account and no app. |
| History and export | A per-issue document with time and date stamped history, photos, quote and completion documents. Lists export as CSV or PDF. Source | The application never edits or deletes an entry in a job's history; a later change is a new entry. A customer can still erase a job's personal data when the law requires it. The history, photos, invoice total and a list of invoice documents export as one PDF, and the job list as CSV. |
| Landlords | Approvals go through an email link to a simplified Fixflo view, and the agent can act on the landlord's behalf. Source | A job link that lasts 90 days, with no landlord account. |
| Integrations | Lists integrations with property management systems, including Alto, Arthur and PayProp. Source | CSV export of the job list. No live integration with property management systems today. |
| Where data is held | Its privacy notice, last updated 6 November 2024, names Microsoft as a sub-processor for web app services, data storage and backups. Ask Fixflo for its hosting region. Source | Hosted in London, each customer's data kept separate. Details. |
Where Fixflo is the stronger product
If any of these matter more to you than a light start, Fixflo is the more capable product, and we would rather you knew that before you started:
- live integrations with many property management systems, which FixDocket does not have
- planned maintenance, a compliance matrix and configurable SLA reporting on its higher tiers; FixDocket has none of the first two and only a simpler overdue-jobs view
- a contractor marketplace, a contractor mobile app and multilingual reporting
- a much larger customer base, by its own published figures
Questions to put to any vendor
Whichever you shortlist, ask the same things: what the second year costs and for how long you are committed; what a contractor has to do before they can update a job; whether an entry in the history can be edited and whether that is logged; what you can export for a deposit dispute; and where the data is hosted and who the sub-processors are.
Fixflo is a trade mark of its owner. FixDocket is not affiliated with or endorsed by Fixflo or Aareon.
Try it on a real building
The quickest comparison is to run your own repairs through it. Your first 10 repairs are free, with no card needed. Or book a demo and we will show you the tenant report, the contractor link, the sign-off and the PDF. Frequently asked questions
Is FixDocket a replacement for Fixflo?
For some independent agents, yes: if you want repairs on one record without accounts for contractors and landlords. For others, no: if you need live integrations, planned maintenance or a contractor marketplace, Fixflo offers those and FixDocket does not.
Is FixDocket cheaper than Fixflo?
We cannot say. Fixflo shows its tier prices as price on request, so there is no published figure to compare with. FixDocket's price is set out on its pricing page, so you can put it beside the quote Fixflo gives you.
Where does the Fixflo information on this page come from?
From Fixflo's own website and help centre, as read on 11 October 2026. Each row links to the page it came from. Their product and prices change, so check their site for the current position.
Can I move my existing repairs across?
You can add your buildings and flats and start recording new repairs straight away. Talk to us on a demo if you want to discuss history you already hold elsewhere.
