Disclosure first: this is written by FixDocket, so we have an interest. What Fixflo's own site says, with the pages it comes from, is on our comparison page. Here we say what independent agents with 60 to 400 units tend to weigh up, and where a lighter tool fits.
Why independents consider switching
The reasons are usually practical. A product built for a large portfolio can bring onboarding, contract terms and features a smaller team does not need. Independents often want to start on one building, see whether it helps, and grow from there, keeping down what tenants and contractors must do to take part.
What to weigh up
- Who has to have an account. If tenants, contractors and landlords all need one, adoption is slower. Ask what each of them actually has to do.
- How the price scales. Per user, per unit and per job all behave differently as you grow. Ask what the second year costs.
- What the record can prove. Can history be edited? Can you export a complete record for a dispute?
- How long it takes to start. Weeks of onboarding or an afternoon?
- What it connects to. If you rely on live integration with your property management system, check it before anything else.
- Where the data lives. UK hosting and clear sub-processors matter for GDPR.
Where FixDocket fits
FixDocket is built around one idea: every repair, on the record. Tenants report from a QR code, contractors update through a secure link, a named person signs off each invoice, landlords see the record through a link, and the full history exports as a PDF. It does not need accounts for any of those people, there is one flat price for the whole team, and the data is hosted in London.
Where it does not
FixDocket exports the job list as a CSV and has no live integration with property management systems today. If that is essential, or you run a very large multi-office operation, a longer-established product may serve you better. See the side-by-side questions on our Fixflo alternative comparison page, check the pricing (our guide to what repair software should cost helps whichever vendor you pick), or try it on one building: the first repairs are free.
