Disclosure: FixDocket is a repair reporting product, so this is not a neutral ranking and we do not rank competitors. "Best" depends on your portfolio, your team and what you need the record for. What we can offer is the criteria we would use, and our own answer to each, so you can hold any product, ours included, to them.
Four kinds of option
- WhatsApp, email and a spreadsheet. Free and familiar, and it works until the volume or a dispute arrives.
- A module inside your property management system. One login and your data already there, with depth that varies.
- A dedicated repairs platform. Built for the job, often with deep features and more onboarding.
- A light repair record tool, which is where FixDocket sits: narrow, quick to start, focused on evidence.
The criteria
- Tenant reporting with no friction. FixDocket: a QR code or link, photos, no app or account.
- Contractor updates with no onboarding. FixDocket: a secure link per job, with completion photos and the invoice.
- A record that holds up. FixDocket: append-only history, attributed actors, a PDF of the whole job.
- Sign-off. FixDocket: the amount approved by a named person at a recorded time.
- Landlord visibility. FixDocket: a job link that lasts 90 days.
- Visibility of what is stuck. FixDocket: a stalled view, longest first.
- Price that scales sensibly. FixDocket: one flat monthly price, whole team, every building.
- UK data handling. FixDocket: hosted in London, per-customer separation, deletion on request.
- Integrations. FixDocket: CSV export only, no live integration today. Weigh this honestly.
How to run the comparison
Take five recent repairs, including one that went badly, and run them through each shortlisted product or ask each vendor to. Count the steps for a tenant and for a contractor, and check what you can export. Then compare the price at your current size and at twice it. Our own answers are on the letting agents page, the pricing page and the comparison questions. We also compare Fiixit and a spreadsheet and shared inbox.
